Pets

Pets can help increase booking and occupancy rates, but also extra cleaning and damage costs to owners. Most pet owners think their pet is the best and that it couldn't cause any damage but of course accidents happen and typically the dog can be to blame. For this reason we hold offline security deposits to charge them for any additional damages. Most pets will give property owners nerves about hosting the guest and pet(s). The reason being that most people do not know how to train their animals while at the same time they love them and think that their animals is the best. The sad reality is that they animals can cause excessive damage.

Airbnb

  • Airbnb is the least discriminatory platform when it comes to pets. Here is there documentation on Assistance animals: https://www.airbnb.com/help/article/1869/assistance-animals?locale=en; (also includes ESA dogs). Most property owners under that service animals or ESA are actually well trained and aren't too stressed about these types of animals

  • ORZ will soon allow for us to sync our pet fees to their platform; ORZ is still working on the connection but it should be soon

What to Do When a Property Owner Reports a Pet at a Non-pet friendly Property?

This is a tough one as some property owners may have more extenuating circumstances of why they are anti pet at their rental.

  1. It's important for the owner to know that we could ask the guest to leave and vacate the property, but that this is the nuclear option (which we would like to avoid in most any circumstance) and could also affect the property in by:
  • Receiving a bad review from the guest which can also affect future bookings and revenue.
  • Also please check the airbnb listing rules to verify that the property is accidentally not marked as pet friendly:

2. The second best option would be to address the issue with the guest in the following way:

  • message the guest asking about the additional pet(s)r, reminding the guest tactfully that the property is not a pet-friendly property, and asking if we could remediate this by receiving the pet fee and a security deposit on hold for any additional damages. The pet fee is subject to change but ranges from $30-50 depending on the size (right now we shoot for $50/ pet per stay but the annoying part is that the guests sometimes to negotiate this - for pet friendly properties we don't want lose a bookings or multiple bookings over an extra $10-20.
  • Here is a good template example of a way to respond to a guest in this circumstance (for Airbnb):

Hi [Name], we received a report of a pet(s) at the property. First off, we'd like to see if you would be able to verify the veracity of this report. We just want to send a friendly reminder that this property is considered non-pet friendly. In an effort to mitigate any extra anxiety from the property owner, would you be willing to pay the pet fee (the current pet fee is $50/pet) & place a refundable security deposit on hold for any damages or excessive cleaning? Here is the link to place the deposit:

2. Go to Transactions > Security Deposits > Request Security Deposit from Guest

3. Copy the link > then paste in the example message above

Pet Friendly Properties

Some property owners like to allow for guest to bring their pets because in many cases it case increase their occupancy and bottom line. Where applicable, we try to charge a pet fee but not in all circumstance due to the variability of the property owner.

  • Right now we don't have too many any issues for properties in regard to pet fees, except airbnb.

Airbnb

How to send a fee request through Airbnb (this later may be an outdated method as soon as the software provider finalizes syncing up the pet fees through the platform.

  1. Go the to booking tab > Overview > Click on Airbnb link to take you right to the booking on Airbnb

2. Scroll down to "Send or Request Money" and click through

*Please note this is same way to send a guest a guest a money credit if they have complications with their stay and need for us to send them a credit, just instead of requesting money, we are sending money.

3. Click request money:

4. Select the reason > $ amount > any pictures (optional and typically not needed for pet fee requests) > Type in the note - typically this can be "pet fee(s)" (please also know that this note will be shared with the guest, as well as typically this request notification comes to the guest via email and not the platform, guests will typically have to click through the email accept the additional charges.

5. Hit next and send and you're all done.
